Hotel Lodging and Travel in Karnal

The town of Karnal can be a booming tourist location in India. A historical city with its mythological origin, several tourists explore Karnal aside from the fact that it lies in close proximity to New Delhi. Local sights and landmarks in this city include tombs of historical figures, temples and churches.

Aside from visitors for leisure, company travelers come to this city since it is a major manufacturing hub in India. It is as well the country’s centre for dairy and agricultural study..

Karnal motels offer guests the ideal chance to discover and get to know this city a lot more. You’ll find many housing choices for both leisure and business travelers but the highly recommended are its resorts. At present, there are still many accommodations in Karnal which are being built and developed. Most of them are located at the heart of Karnal close not just to the city’s landmarks and sights but also to shopping spots, eating places and transit points.

Karnal observing Real Estate Sunrise...!

Karnal located midway between Delhi and Chandigarh, is the upcoming realty destination. It serves as a convenient gateway to states of Haryana, Punjab, Uttar Pradesh and Himachal Pradesh. It is a sparsely populated area blessed with abundance of flora and fauna. It is well connected by road and rail but lacks real estate developments across all sectors-residential, commercial and retail. Thus, it definitely has a huge scope for realty growth, attracting property developers as well as property investors.

With property builders investing in tier-II and tier-III cities due to the tremendous scope and affordable prices, property rates are growing. Karnal has witnessed a substantial increase in property prices after various leading developers announced their projects in the city. It has the potential for quality retail, large format residential as well as commercial developments. It is necessary to meet the requirements of the existing residents and the floating population willing to settle down in the city.

Delhi real estate is in high demand that sky rocketed its prices making it unaffordable. The same happened in case of Gurgaon and Noida real estate as they became one of the most preferred realty destinations. Property developers were then left with the only option for looking out to find the next most suitable realty destination and settled down for Karnal.

Karnal is not only close to Delhi but to Chandigarh as well and offers good connectivity from both the cities. Chandigarh real estate has also been expanding rapidly as a result of government’s initiative to develop the smaller cities. The major developments in Karnal real estate segments have led to an escalation in property prices in the last 2 years. The government has plans to develop a medi-city as realtors look bullish and hopeful that the proposed bypass will raise property prices in Karnal.

The potential of Karnal as an emerging real estate destination is yet to be fully tapped. The concept of living in flats is alien to the residents of Karnal that makes it a difficult task to put across such an idea to them. Commercial and retail real estate segments are highly unorganized in Karnal as they co-exist without any demarcation. Once both these things are sorted out, Karnal real estate is sure to witness an all time high.

Super Mall multiplex: Total paisa vasool

The other day we went to watch the much anticipated Akshay Kumar starrer Chandni Chowk to China at the newly opened multiplex in Super Mall. Thankfully I have been asked to do a review of the multiplex and not the movie, because I would rather sit idle then do a review of a complete crap like CC2C. Why people make such kind of movies is beyond my comprehension. Now before I get carried away, let me come straight to the point.

The multiplex culture has come as a breath of fresh air for people who dislike watching movies on the small screen and always crib over the fact that there aren’t any good cinema halls around. Karnal was one such ‘multiplex starved’ city until the inauguration of Super Mall. The multiplex at the mall can match any of the best in its class if you ignore the minor glitches here and there. As you enter the hall, the friendly and courteous staff members assist you in getting to your seat. The seats are comfortable and can recline forward to offer maximum comfort. The dearth of space between rows of seats can play spoilsport though, as tall people will find it difficult to adjust their legs if the seat is stretched fully forward. But the seats are extremely comfortable and that can easily overshadow the minor discomfort caused by the lack of space.

The screen is wide and clear and the surround sound system does a pretty good job in lending that added edge to the entire experience. During the break, you can also munch on some pretty sumptuous snacks; and all this at extremely affordable prices. Having got used to spending 150 bucks for a movie at the plush multiplexes in the NCR, it was a pleasant surprise to get pretty much the same service for just 80 rupees. All in all a total paisa vasool experience.

CHD Developers Limited will build four exclusive townships across north India. Named Active Senior Lifestyle Townships, these will comprise flats and villas and be targeted at senior citizens, with an investment outlay of Rs. 1700 crore. KARNAL... A RETIREMENT RETREAT

“The Town Of Karnal, Is Soaking In Real Estate Projects As National Developers Line Up Their Residential And Commercial Projects Here.”

After Gurgaon, Panchkula and Faridabad , experts feel that Karnal in Haryana will be the next big thing to watch out for as it has everything going for it – strategic location, well laid out infrastructure and roads – all the economic drivers and a socio-cultural environment which are conductive to development.

An idyllic retreat, Karnal is far from the madding crowd and as Avinash Tandon, who had a brief stint at a Panipat refinery at Engineers India Ltd, puts it: “Bangalore and Pune are now in the grip of last paces urbanization and they have betrayed the definition of pensioners’ paradise. But Karnal truly embodies that definition and is the new age pensioners’ paradise, just the kind of place where I would love to live post retirement.”

Near Namaste Chowk, in sector 35 and 36 are residential townships by Ansal Housing &construction as well as Ansal API Ansal Town by Ansal Housing is spread over 130 acres and has 810 numbered plots, measuring between 200 and 500 sq yard (200, 250, 358, 374, 419, 500 sq yard), which are being sold at the rates between of Rs. 7000 and Rs. 7500/sq yard. A 200- to 300 sq yard plot is going for Rs.7500, 300-400 sq yard for Rs.7250/sq yard and 400-500 sq yard plot for Rs. 7000/sq yard.

Adjacent to Ansal Housing project is the another Ansal project and this can often lead to confusion, like for instance, investors going by one groups advert even have ended up investing in the other. Ansal APIs township spread over 350 acres has plots of sizes ranging from 239, 300, 400, 500 sq yard at the rate of Rs.6000- 6250 per sq yard but the bookings for phase I have closed now they are getting approvals for the second phase.

Ansal APIs has a group housing component; Sushant Royale spread over 11.25 acres

(Ground plus 6) with each flat having built up area ranging from 1427 to 2833 sq ft. In all

these are additional external development as well as internal development charges. Possession of plots will commence by mid-2009 and flats by October 2008.

Alpha G Corps integrated township Alpha International City near Liberty Chowk is spread over 141 acres and has a total of 1129 plots, of which 20% are EWS (237 plots on 60 sq yard) and NPNL plots over 164 sq yards. The plots of sizes 250, 360, 500, 970 sq yards are available at the rate of Rs.8, 500 per sq yard and they are charging a premium over the prevalent market rates. “We are providing world-class amenities and social environment that is worth the premium,” explains Deepender Sing Nanra, senior manager at Alpha G Corp.

This includes an MOU with GEMs international high school on 8 acres, with healthcare institutions such as Max and retail majors such Big Bazaar and plans for organic farms and theme parks and eco-friendly environment within the complex. While phase I will be ready by May 2009, the next phase, post 2009 will have commercial development plus group housing 2/3/4 BHK on a G+6 format.

CHD developers are also coming up with integrated township with plot, plot plus villa, and group housing. The first group to test the market with the apartments was Aerens with their Palms Residency project and they got fairly good response. With so many projects, and more in the pipeline, thequestion to be asked is who is driving the sales investors, or end users and local market. Clearly, the developers want us to believe that their projects are supported by the local market. Nanra says: “in 2005-06 we had investors from Delhi but later we got a good response from the local market. These included Karnal coming residents, as well as people in the neighbouring towns such as Gharounda, Panipat who wanted to graduate to an uptown location.”

Karnal will be ‘Malla Mall’ soon…

After a long wait, it seems that finally people of Karnal will be getting their first Mall.
Currently two projects namely ‘Super Mall’ and ‘K3G Mall’ are almost ready to operate at 12 sector. It is again uncertain that which mall will be inaugurated first!
At least now karnaliets will not have to drive all the way to panipat or Chandigarh to watch movies at multiplex.
